Full planning permission granted for the conversion of a Dutch barn within the Shropshire Hills AONB

AJB DESIGN & BUILD are proud to have been at the forefront of this application for an existing client. With planning permission already granted for a large agricultural barn on the site the client wanted to try and get permission to convert the adjacent Dutch barn that had originally been programmed for demolition. This was an exciting project and from start to finish and by working closely with Shropshire Conservation department we were able to secure full planning permission for the Dutch barn to be converted into a modern open market dwelling. 22nd February 2019

AJB DESIGN & BUILD completed a successful application for the retrospective approval for a new detached double carport with office above along with the approval to erect a new first storey side extension to a property which we have been heavily involved with in Shrewsbury. The client has undertaken a huge renovation and extension project to bring this superbly situated detached property up to modern standards. 2nd November 2018

Application for lawful development granted for existing static caravan using ‘4 year’ rule

AJB DESIGN & BUILD were approached by the client to help with an application for a lawful development certificate following an enforcement notice from Shropshire Planning department. The client had begun the procedure but had soon found themselves out of their depth and following a discussion over the phone employed AJB DESIGN & BUILD to continue the application. It concerned an existing static caravan on the clients property, which had never received any permissions and was lived in full time by someone paying rent, thus forming a permanent immovable dwelling. Following protracted discussions with the planning and enforcement departments a significant file of evidence was lodged and the application granted for a lawful development certificate for the erection of a permanent dwelling. 4th September 2018

Planning permission granted for new affordable dwelling on the Longmynd AONB

AJB DESIGN & BUILD can now confirm that planning approval has been granted for the erection of a new affordable dwelling situated near Wentnor on the Longmynd AONB. The site was particularly sensitive as not only was it within the AONB but was also highly visible from far off views. The application was for an affordable dwelling on single plot exception site through the Shropshire Councils “Build your own affordable home” scheme. This is a great example of what can be achieved with good project planning and great design. We hope to stay involved through the construction phase of this project so keep an eye out for future posts regarding this development.

Planning permission granted for new outbuilding for Listed barn conversion

Once again AJB Design & Build have carried out a successful planning application. The design brief was to construct an outbuilding that would serve as an office, with a mezzanine level for storage and an attached open sided carport. Having carried out the conversion of the listed barn at this site we had a unique relationship with the customer and also knew exactly what materials and detailing were required to satisfy the conservation department. AJB Design & Build will also be acting as the lead contractor for this project, and hope to begin work in the next 5 – 6 weeks. Check back with us for updates on the progress of the building work.

AECB membership

AJB Design & Build have now become a member of the AECB (The Association for Environment Conscious Building) further reinforcing our status as a sustainable architectural designer, planner and builder.

Planning permission granted for extension in Greenfield St, Shrewsbury

Another successful planning application put together by AJB Design & Build. For this project the client wanted to create more downstairs living space as the existing layout provided a cramped kitchen/living area with changes in levels and no natural flow. The proposed single storey rear extension will now provide the family with a large open plan kitchen/living area, a new ground floor shower room and an office.

Planning permission for agricultural outbuildings?

Farmers, do you know your permitted development rights for agricultural outbuildings? The Town and Country Planning (General Permitted Development) Order 1995 grants permitted development rights (works which do not require planning permission) for a range of agricultural buildings and operations. Rights for erecting, extending or altering a building, are available to agricultural holdings of at least 5 hectares under Class A. Restrictions do apply regarding size, location, use and proximity to other dwellings not within the agricultural holding. Always be sure to check that the building complies with the current legislation before commencing work. For more information contact AJB Design & Build.
